Listing Data Structure

Each listing contains two tiers of visibility. The Public Tier is visible to all registered platform users and includes industry category, geographic region, asking price, revenue, SDE, business type, listing broker, and status. The Broker-Controlled Tier contains confidential details such as the business name, exact address, financial statements, lease details, and employee information β€” shared at the broker's discretion with qualified buyers.

FSBO Marketplace

Business owners list their own business for sale without hiring a listing broker. Self-service channel that feeds into the broader MLS ecosystem.

How It Works for FSBO Owners

1

Create Your Account

Register with email and phone, set up your seller profile. Under 5 minutes.

2

List the Business

Guided multi-step form with plain language β€” no brokerage jargon. Auto-save ensures nothing is lost.

3

Choose Visibility

Show business name publicly or keep confidential. Opt into broker network. Enable appointment scheduling.

4

Go Live

Listing appears on the FSBO section. If opted in, brokers see it with a 'Broker Commission Available' badge.

5

Manage Inquiries

Respond to inquiries, share documents, and schedule appointments β€” all within the platform.

Broker Interaction with FSBO Listings

When a broker finds an FSBO listing matching one of their buyers, they send an inquiry identifying themselves as a registered broker with a qualified buyer. The FSBO owner reviews the broker's profile, can schedule an appointment, and agrees on terms. The standard commission is 6% total (95% to broker, 5% platform technology fee). The deal flows through the platform's deal tracker for full protection and documentation.

Important Disclaimer: BizSource.ai is an online marketplace that connects brokers, buyers, and sellers. The platform does not independently verify, guarantee, or warrant the credentials, qualifications, financial capacity, or performance of any participant. All parties are responsible for conducting their own due diligence, including confirming broker licensure, buyer qualifications, and listing accuracy. Confidentiality agreements (NDAs) are between the buyer and broker/seller β€” the platform is not a party to any transaction.

Appointment Scheduling

Opt-in calendar system β€” no participant is required to offer availability, but those who do see significantly higher engagement rates.

Setting Up Availability

Connect your calendar (Google Calendar, Outlook, or GHL) and define available days/hours, meeting duration options (15, 30, or 60 minutes), buffer time, meeting types (phone, video, in-person), and maximum meetings per day. Bidirectional sync ensures external calendar blocks are reflected on the platform.

Commercial MLS

Commercial properties, leasing, and industrial space β€” all living exclusively on the BizSource.ai with a broker link-through syndication system.

Listing Types

TypeDescriptionKey Fields
Property for SaleCommercial buildings, retail centers, offices, warehousesPrice, sq ft, cap rate, NOI, zoning
Space for LeaseOffice suites, retail, restaurant spaces, industrial baysRent/sq ft, lease term, NNN/gross, TI allowance
LandVacant commercial land, development sitesAcreage, zoning, utilities, entitlements
IndustrialManufacturing, distribution, flex spaceClear height, dock doors, power, crane capacity

Link-Through Syndication System

Commercial listings on the BizSource.ai support a three-option link-through system that benefits both the platform and participating brokers. All options are tracked with full attribution β€” every click, inquiry, and deal is recorded.

Broker Link-Through (Outbound)

Recommended

Listings include a 'View on Broker's Site' button sending traffic to the broker's own website. The buyer discovers listings on the MLS, clicks through to the broker's site β€” tracked as a referral metric.

Reverse Link-Through (Inbound)

Available

Brokers with listings on external platforms create inbound links to the BizSource.ai, gaining exposure to the entire broker network with clear attribution.

Network Syndication Loop

Recommended

Opt-in cross-display: listings appear on other network brokers' white-label portals. A broker in Miami sees Dallas listings and vice versa. Originating broker always gets the lead.

Franchise Opportunities

New franchise locations, franchise resales, multi-unit packages, and master franchise rights β€” integrated with professional franchise consulting services.

TypeDescriptionRevenue Model
New Franchise LocationFranchisor selling territory rightsListing fee + referral commission
Franchise ResaleExisting franchisee selling their locationStandard 6% commission
Multi-Unit PackageMultiple franchise locations sold togetherStandard 6% commission
Master FranchiseRegional or national master franchise rightsNegotiated commission

Franchise Consulting Integration: Buyers who inquire about franchise listings are offered a free consultation with the platform's franchise advisory team. If the buyer engages the franchise consulting service ($36K package), the consulting fee is credited against any future transaction commission.

Broker Network & Referrals

The connective tissue of the entire platform β€” find brokers, refer deals across territories, track commissions, and build a nationwide practice.

Client Protection Policy

The Broker Client Protection Policy is the cornerstone of the network's trust model. It is written into every Broker Platform Agreement and enforced at the technology level:

No Data Sharing β€” The platform will never sell, share, or distribute a broker's client data.

No Active Referral β€” The platform will never redirect a broker's clients to a competing broker.

No Solicitation β€” The platform will never solicit a broker's clients for competing services.

Complete Data Segregation β€” Each broker's client data is stored in a logically separated partition.

Communication System

Threaded Messages by listing & deal
File Attachments & broker-controlled docs
Read Receipts & email notifications
SMS Alerts for critical updates
Message Templates for common flows
Permanent Audit Trail
Email notifications after 15 min
Dispute resolution records

Referral Tracking

When a broker refers a deal to another broker, the platform creates a formal referral agreement, tracks the deal through the pipeline, and automatically calculates the referral commission (default 25% of the receiving broker's commission) at closing. Both brokers see the referral status in their dashboards. A broker's clients are never entered into the referral pool without explicit, per-client authorization.

Deal Flow Tracking

Every transaction flows through a standardized 10-stage pipeline with automated progression, milestone reminders, and document requirements.

1

Buyer expresses interest

2

Buyer Qualified

Buyer qualified and approved by listing broker

3

CIM Reviewed

7

Mandatory Platform Tracking: All deal flow must pass through the platform to ensure the 3% technology fee is properly calculated and billed. This is a non-negotiable requirement of the Broker Platform Agreement. Deals that fall through are recorded with the reason, and the listing returns to active status.

Management Company Dashboard

Property management companies list their inventory, set broker commission rates, and track activity β€” all from a dedicated portfolio dashboard.

How It Works

Management companies own or operate commercial properties, business locations, and multi-unit portfolios. Instead of hiring individual listing brokers for each property, they list their entire portfolio on the BizSource.ai and let the broker network compete for the deals. The management company sets the commission rate, and brokers who bring qualified buyers or tenants earn that commission β€” tracked and paid through the platform.

Dashboard Features

Portfolio Management

List and manage all properties from a single dashboard. Bulk upload, status tracking, and performance metrics per property.

Commission Rate Setting

Set custom commission rates per property or portfolio-wide. Offer bonus commissions for priority listings to incentivize faster closings.

Broker Activity Tracking

See which brokers are viewing, inquiring, and showing your properties. Track engagement metrics and conversion rates per broker.

Direct Broker Communication

Message brokers directly through the platform. Respond to inquiries, negotiate terms, and schedule property tours.

Tour & Appointment Scheduling

Enable brokers to book property tours and meetings directly. Calendar integration with Google, Outlook, and GHL.

Document Management

Upload property docs (leases, financials, floor plans) to a secure vault. Control which documents are shared with qualified buyers.

For Management Companies

List your entire portfolio, set your own commission rates, and let the broker network bring you qualified buyers and tenants. Full visibility into every interaction β€” no surprises, no hidden fees. You control the terms.

For Brokers

Browse management company portfolios, see commission rates upfront before you invest time, and earn commissions on properties you close. Priority listings with bonus commissions are flagged in search results.

Registration Required: Management companies must complete registration (entity documentation, proof of property ownership or management authority) before listing. All properties are subject to review before going live on the network. BizSource.ai does not independently verify property ownership or management authority.

Brokers get their own branded website powered by BizSource.ai technology, with full access to the search and listing database.
